The Energy Performance Certificate is an official document prepared by a qualified technician that includes objective information about the energy characteristics of a property. In 2013, the Royal Decree 235/2013, of April 5, approving the basic procedure for the energy certification of buildings It establishes the requirement to obtain this document in order to carry out real estate brokerage for homes, offices, and commercial premises. The property owner must have the Energy Performance Certificate from the moment they begin advertising the property through any means; failure to do so may result in a penalty.
